Public comment on new zoning map, 4 proposed subdivisions

Hearing on zoning map

Residents will have the chance to comment on the new city zoning map in a public hearing. Council’s first vote on the map will follow.

After Council adopted the new zoning code in July, the Regional Planning Agency converted properties to the new zone most similar to its previous designation.

Zoning ordinance update

Council will vote on a few changes to the updated zoning code, including allowing childrens’ homes as a permitted use in certain zones and exempting property currently in a Central Business Zone from new parking requirements.

New subdivisions

Scenic City Home Builds looks to build a 11-house subdivision at 4281 Webb Road. The request would rezone two acres to the new RN-1-3 zone, which has the smallest minimum lot size of any single-family zone.

JWS Construction also looks create a 25-home subdivision at 3511 Parkway Drive and 3745 Bonny Oaks Drive with the RN-1-3 zone.

Another subdivision of single-family homes and townhomes is planned for 8113 Graham Road. The development would include 43 total units.

Cornerstone Apostolic Church seeks approval for a subdivision at 1729 Gray Road with 38 single-family homes.

Other rezoning requests

Wolford Development looks to build 31 townhomes at 5919 Hixson Pike, located behind a planned retail development also managed by Wolford.

A mixed-use development with four units above retail on the 2300 block of Glass Street is up for vote.

Funds for Emma Wheeler reno

Awarding $400,000 in federal affordable housing funds to the Chattanooga Housing Authority (CHA) is up for vote.

The funds would go toward renovating the Emma Wheeler Homes and adds to the $1 million in federal funds Council awarded CHA for the project in March.
